Ctrl + Shift + SpaceWhat the letter says
"Tenant shall indemnify Landlord against any and all claims arising from Tenant's occupancy. Lease shall automatically renew for successive twelve (12) month terms unless written notice is provided no less than sixty (60) days prior to expiration."
What am I agreeing to?
↵In plain English
If anyone gets hurt or their stuff gets damaged because of something you did, you're on the hook — not the landlord. Also, the lease automatically renews for another year unless you give written notice 60 days before it ends. Set a calendar reminder.
Real examples
Three things it does well.
APARTMENT LEASE
The clause
Landlord may enter the premises at any reasonable time for purposes of inspection, repair, or showing to prospective tenants, with 24 hours notice.
Anything I should worry about?
What this means
The landlord can come into your apartment with just 24 hours' notice — for inspections, repairs, or to show the unit to new tenants. In most states this is standard. If you want more privacy, try to negotiate it to 48-72 hours before signing.
EMPLOYMENT CONTRACT
The clause
Employee agrees to a non-compete period of eighteen (18) months following termination, covering all competitors within a 50-mile radius.
Is there anything concerning?
Heads up
⚠️ You can't work at any competitor within 50 miles for 18 months after you leave this job. That's aggressive — in many states it's not even enforceable, but it could still be used to intimidate you. Talk to an employment lawyer before signing.
SERVICE AGREEMENT
